Property developer SEO helps buyers, tenants and development partners find your projects through Google and AI answers. It connects property searches to current projects. For developers, REITs and commercial property groups, the priority is keeping those pages useful through planning, launch, leasing and completion. Start with the buildings. Your blog can wait until those pages explain the offer.

I'm Brenden House. I run Searchmaxxed, an SEO, AI SEO, GEO and AEO agency. This guide is for property marketing leaders managing portfolios, precincts and project launches across Australia and the US, rather than residential agents.

## In summary

- Build around asset class, location and availability, then connect those pages to the actual projects your team can discuss with prospective occupiers.
- Keep completed project pages useful. A sold or leased building can still demonstrate what your company delivers.
- Put specifications in readable text. Floor plans, renders and video support the explanation rather than replacing it.
- Separate proposed features from completed facilities, and update availability wherever it appears. That includes image captions and search snippets.
- Measure qualified enquiries and inspections by project, not just traffic. Separate investor relations.

## How is property developer SEO different from real estate agent SEO?

Property developer SEO follows the life of an asset, while commercial real estate SEO connects occupiers and investors with suitable properties and organisations. CRE means commercial real estate. The website must explain who owns, develops, leases and operates each asset without mixing those roles.

Consider a listed property group. A procurement team researching office space needs different information from an analyst checking the group's financial disclosures, even when both search its name.

Different pages, different outcomes.

| Audience | Search to investigate | Useful destination | Meaningful action |
| --- | --- | --- | --- |
| Industrial occupier | Warehouse for lease near a named freight corridor | Industrial leasing page with current stock | Qualified leasing enquiry |
| Corporate workplace team | Office space in a named precinct | Office and precinct pages | Inspection request |
| Development partner | Industrial developers in a named region | Capability page with completed projects | Partnership discussion |
| New-project purchaser | Off-the-plan apartments in a named suburb | Project page with approved plans and status | Sales appointment |
| REIT investor | Company name plus results or portfolio | Investor relations and portfolio pages | Relevant disclosure access |

These are illustrative searches, not measured keyword volumes. We would validate them against your inventory, Search Console data and the results in each target market before deciding which pages deserve investment.

Selling property software instead? Our [PropTech SEO guide](https://www.searchmaxxed.com/research/proptech-seo) covers that separate problem.

## Which pages should a developer or commercial property group build first?

Build project and leasing pages first, supported by asset-class and location pages where your portfolio provides enough substance. Searchmaxxed's [SEO services](https://www.searchmaxxed.com/services/seo) combine that page work with technical fixes, internal links and measurement, so recommendations become usable pages.

Start with the commercial question. Can someone find a suitable building, understand its constraints and reach the right leasing team without downloading a brochure or guessing what remains available?

| Page | Its job | What belongs on it |
| --- | --- | --- |
| Portfolio | Explain what the group owns or develops | Asset classes, locations, project status and links |
| Asset class | Answer a specific property requirement | Industrial, office or retail offer and relevant stock |
| Precinct | Explain the shared setting | Access, infrastructure, amenity and individual buildings |
| Project or building | Help someone assess the asset | Specifications, plans, status, evidence and contact |
| Available space | Show what can actually be leased | Current tenancies, relevant measurements and availability date |
| Completed project | Demonstrate delivered work | Completion facts, photographs and the developer's role |

A precinct page covers the shared context. Building pages carry the differences. Repeating the same transport paragraph across every address won't explain which building suits a manufacturer's loading requirements.

Keep location pages selective. Our [multi-location SEO guide](https://www.searchmaxxed.com/research/multi-location-seo) covers the wider architecture; here, each location must connect to genuine projects or a clearly evidenced capability.

## Should every development have a separate website?

Use the main company website unless a separate project brand, ownership arrangement or sales experience gives the development a clear reason for its own site. Searchmaxxed can build either structure. The decision includes what happens after the launch campaign ends.

That last part matters.

| Structure | When it makes sense | What you must maintain |
| --- | --- | --- |
| Project section on the group site | Ongoing portfolio with shared ownership and publishing | Clear project identities and useful internal links |
| Separate project website | Distinct brand, joint venture or substantial standalone experience | Its own search access, content, measurement and retirement plan |
| Group page plus project website | Corporate credentials and detailed project sales need separate homes | Different purposes, consistent facts and explicit links |

A separate site isn't automatically wrong. An abandoned project website gives your team another domain to maintain after the campaign budget and attention have moved elsewhere.

We would map the permanent destination before building campaign pages, including who owns the domain and where useful project material belongs after sales finish.

## What should a commercial leasing page actually contain?

A commercial leasing page should let an occupier judge suitability before contacting your team. We would build its content from approved asset records, not stretch a short brochure description into a longer SEO paragraph.

Answer practical questions first.

- **What is available?** State the building, tenancy or land parcel, its current status and the date your team last checked the information.
- **How is space measured?** Identify the measurement basis and units, such as net lettable area in square metres or rentable area in square feet.
- **Can the operation work here?** Cover relevant access, loading, clearance, power, parking and permitted-use information, with sources for specifications.
- **What is delivered?** Distinguish existing fitout, proposed works and items subject to agreement. They are different offers.
- **Who handles the enquiry?** Identify the leasing contact and carry the asset reference through the form.

Don't casually convert floor-area figures between markets. The measurement basis matters too.

For office assets, explain any published NABERS or LEED rating accurately, including whether it is achieved or targeted. For industrial property, prioritise operational details over lifestyle adjectives.

The loading dock deserves words. It may decide the shortlist.

### A worked example: an industrial precinct

Imagine an enterprise property group leasing a precinct to manufacturers and logistics businesses. This is a proposed example, not a client case study.

The precinct page explains freight access and the masterplan. Each building page then shows its own approved specification, current availability and dated floor plan, linked back to that shared precinct context.

Now a building becomes fully leased. We would remove its active availability, retain the building's factual record and direct suitable enquiries towards genuinely available space elsewhere within the portfolio.

Retain the project history without implying that space remains available.

The CRM keeps the original building reference alongside the eventual enquiry destination, so the marketing team can distinguish initial interest from the asset discussed.

## What happens to SEO when a project sells out or becomes fully leased?

Keep a sold or fully leased project's page when it still answers useful questions about the building or your work. Update its status and enquiry path. Searchmaxxed would review the page's purpose before deciding whether it should stay, move or be removed.

Use this checklist when a project changes status. It connects project events to the exact website decisions they trigger, rather than treating every completed campaign as a deletion job.

| Project event | Keep or change the page? | What must change with it? |
| --- | --- | --- |
| Planning application lodged | Keep a factual project page where publication is appropriate | Label proposals; separate applications from approvals |
| Launch opens | Expand the existing project page | Approved offer, current plans and enquiry routing |
| Construction changes | Update the same project record | Dates, specifications, renders and affected descriptions |
| Building fully leased | Retain useful building information | Remove vacancy claims; explain current status |
| Project completed and sold | Retain as a completed project where useful | Replace sales language with delivered facts |
| Project renamed | Usually retain the URL where practical | Explain former name; update visible identity consistently |
| Website retired or page moved | Map each useful page to its closest equivalent | Redirects, internal links, files and sitemap entries |

A redirect sends visitors from an old URL to a new one. A canonical tag identifies the preferred version of duplicate or closely similar content.

They do different jobs. Google's [canonical guidance](https://developers.google.com/search/docs/crawling-indexing/consolidate-duplicate-urls) treats redirects and canonical annotations as signals, not instructions Google must follow.

Don't point every retired project at the homepage. We would preserve a relevant project destination where one exists, rather than make an old building search land on a generic corporate introduction.

## Which technical SEO problems matter most on property websites?

Prioritise access to project information, mobile performance and control of duplicate URLs. Our technical SEO work checks the rendered page as well as its source, because property searches should reach the specifications and current offer.

Start with these checks:

| Check | Property-specific failure to look for | Work to scope |
| --- | --- | --- |
| Crawl and indexing | Important buildings accessible only through map interactions | Linkable HTML pages and a current XML sitemap |
| Mobile rendering | Availability or floor-plan controls fail on a phone | Test the full enquiry path on real screen sizes |
| Core Web Vitals | Large hero media delays useful content | Resize images and control video loading |
| Filter URLs | Every area, size and status combination creates another URL | Separate useful landing pages from disposable filters |
| Canonical tags | Different projects point to the same preferred page | Give genuinely distinct pages appropriate indexing signals |
| Titles and metadata | All buildings inherit the same campaign title | Name the asset, property type and relevant location |
| Internal links | Completed projects disappear from navigation | Keep useful portfolio links after campaign closure |

Faceted navigation means filtering a property collection by attributes such as location, size or asset class. Those combinations can generate many URLs from comparatively little unique information.

Google's [faceted navigation guidance](https://developers.google.com/search/docs/crawling-indexing/crawling-managing-faceted-navigation) recommends deciding which filtered URLs need search visibility before choosing crawl controls. We would inspect existing indexation before applying changes.

No blanket switch-flipping.

## How should developers use images, floor plans and video for SEO?

Use property media to prove or explain what the text says, with accurate captions and accessible supporting information. Searchmaxxed's on-page work would connect each asset to its building, rather than leave the useful details inside an image gallery.

A beautiful render still needs context.

For photographs, use descriptive filenames and alt text that explain the actual scene. Keep nearby text relevant, and serve image sizes suited to the device.

Google's [image guidance](https://developers.google.com/search/docs/appearance/google-images) covers those foundations. Alt text describes an image for people who cannot see it; it isn't another place to repeat “commercial property”.

Publish key floor-plan details in HTML, with the downloadable document available alongside them. Label plan revisions clearly.

For video, distinguish a page with a background film from a page intended for someone to watch a building tour. Google recommends [dedicated watch pages](https://developers.google.com/search/docs/appearance/video#watch-page) for video features where they make sense.

We would give a useful tour its own explanation, descriptive title and matching VideoObject structured data. The property page can still embed the same video.

No drone footage required to explain a loading bay.

## What advertising rules affect off-the-plan project SEO?

Off-the-plan SEO copy must reflect the actual offer, with proposed features clearly distinguished from established facts. Searchmaxxed can implement approved wording across pages and metadata; your property and legal teams remain responsible for the underlying project claims.

Organic pages are public representations too. A misleading amenity claim doesn't become harmless because it appears in a search result instead of a paid advertisement.

These are jurisdiction-specific examples, not a single rulebook for every Australian or US development.

| Market and official source | What the guidance says | Website check |
| --- | --- | --- |
| [NSW: buying off the plan](https://www.nsw.gov.au/housing-and-construction/buying-and-selling-property/buying-property-nsw/buying-property-off-plan) | Agents and developers must not mislead or deceive | Check availability and current offer before publishing |
| [NSW: property advertising](https://www.nsw.gov.au/housing-and-construction/property-professionals/working-as-an-agent/advertising-guidelines) | Photographs and associated wording must not create a false impression | Distinguish the actual property, location photographs and proposed imagery |
| [Victoria: advertising and representations](https://www.consumer.vic.gov.au/licensing-and-registration/estate-agents/running-your-business/advertising-and-representations) | Agents must accurately represent characteristics, including future development potential | Verify features, dimensions and future claims with the responsible team |
| [US: FTC advertising guidance](https://www.ftc.gov/business-guidance/advertising-marketing/advertising-marketing-basics) | Advertising claims must be truthful and evidence-based | Obtain market-specific review before repeating project claims |

NSW's off-the-plan guidance specifically prohibits advertising a cheaper property that is no longer available. Find every surviving version.

Check the headline and body. Then inspect the meta description, image captions, structured data and downloadable brochure, so a corrected page doesn't keep distributing the earlier claim elsewhere.

A disclaimer isn't a substitute for accurate copy.

For a mixed-use project, separate commercial leasing information from residential sales material. Your legal review should identify which state rules apply to each offer, including current price-advertising requirements.

We would maintain an approved source beside each changing claim, with a named owner and review date. If a planned station isn't operational, the page must say so.

## How do local SEO and AI answers fit a property portfolio?

Local SEO connects real property and business locations to relevant searches; AI SEO makes your project facts easier to find and interpret in generated answers. We would start with accurate pages and relationships, not extra profiles for every vacant unit.

Google's [Business Profile eligibility rules](https://support.google.com/business/answer/13763036?hl=en) exclude rental or for-sale properties such as vacant apartments. Sales and leasing offices can qualify.

A building isn't automatically a business profile.

For AI answers, explain the relationship between the property group, project brand, developer, owner and leasing agent. Otherwise, an answer can name the right building but the wrong organisation.

GEO means generative engine optimisation. AEO means answer engine optimisation. At Searchmaxxed, both sit within SEO and AI search work, covering clear answers, matching structured data and checks across the major answer engines.

Google says [AI Overviews and AI Mode](https://developers.google.com/search/docs/appearance/ai-features) need no special additional optimisation. Important content should be available as text, with structured data matching the visible page.

We would test questions about your actual portfolio: who develops a precinct, what space remains available and which specifications distinguish its buildings. Record the date and cited source.

Then check the answer. A mention with last year's availability isn't the result your leasing team needs.

## How should a property group measure SEO enquiries and revenue?

Measure organic discovery alongside qualified enquiries, inspections and subsequent commercial outcomes for each project. Searchmaxxed connects Search Console and GA4 with conversion checks and sales feedback, while more complex reporting belongs in the agreed enterprise scope.

Keep the groups separate. Investor document downloads, job applications and leasing requests shouldn't share a single “lead” total, however attractive that total looks in a presentation.

We have a concrete reason for checking the events themselves. This finding comes from a client tracking review in October 2026:

> A client's four enquiry types never counted as conversions. Their event names ran 41 to 50 characters; GA4 cuts at 40. The 40-character "career" event counted every time. Nobody had noticed, because the events still showed up.

This finding concerns tracking, not a property-sector outcome or a claim that the same fault affects your own enquiry forms. The event list alone proves little.

Agree these reporting fields before launching a property portfolio:

- Asset or project reference, including the original landing page.
- Enquiry type: leasing, project sales, development partnership or investor relations.
- Qualification outcome and the team's reason for accepting or rejecting the enquiry.
- Inspection requested, inspection attended and commercial stage reached.
- Recorded source, including any unknown or mixed-source history that prevents your team from confidently attributing the enquiry to a particular channel.

An organic visit isn't full attribution. Match the evidence to the claim, and distinguish a first enquiry from a signed lease or settled sale.

## Is Searchmaxxed right for your property group?

Searchmaxxed fits property groups that want the website work implemented, with SEO and AI search managed together. We work from your approved project facts.

| Searchmaxxed is a good fit if | Look elsewhere if |
| --- | --- |
| You want SEO and AI search managed together | You only need a launch advertising campaign |
| You want project pages and technical fixes implemented | You want strategy advice with no changes to your site |
| You can supply approved project information | You need a leasing agent or property legal adviser |

You own the website, repository, content and data. You have direct access to the people doing the work, with no account managers.

| Plan | Property-group scope to discuss |
| --- | --- |
| Growth System | Project and leasing page improvements with ongoing technical SEO and AI visibility tracking |
| Agentic Search Engineering | Wider page families, cross-engine AI tracking, qualified link campaigns and digital PR |
| Custom & Enterprise | Multiple markets, dedicated engineering, custom reporting and original research |

Our work starts with your search data, current results and the actual gaps in project information. We then build or improve pages and check what changed.

That is the Managed Search Loop. On an Agentic Website, the site belongs to you and supports that continuing work rather than becoming a finished brochure nobody can update.

We're not your leasing agent. We don't verify construction specifications, provide property legal advice or replace your sales team's follow-up with a dashboard.

If you need a launch-only advertising campaign, search work alone isn't the whole brief. If your existing team already implements this well, you may need a focused review rather than ongoing delivery.

## Frequently asked questions

### When should a developer start SEO for a new project?

Start when you have approved public information and a credible page to publish. Build before the launch rush, then expand as plans, availability and project facts become publishable.

### Can a developer rank without a separate project website?

Yes. A project section on the developer's main website can support search, provided its pages are useful, accessible and clearly connected to the portfolio.

### Can SEO replace commercial property portals?

No. An owned website gives you control over project detail and enquiry handling, while portals can serve another discovery role. Assess their contribution separately.

### Should fully leased properties disappear from Google?

Not automatically. Retain useful building information, clearly state that it is fully leased and remove active vacancy claims. Link to genuinely relevant alternatives where available.

### Does every property need a Google Business Profile?

No. Google's eligibility rules exclude rental or for-sale properties such as vacant apartments. Eligible sales or leasing offices are a different category of business presence.

### How long does commercial real estate SEO take?

There isn't one reliable timetable for every portfolio. Existing visibility, technical barriers, competition and the launch schedule affect progress, so agree milestones against the starting position.

### Does Searchmaxxed handle AI search as well as Google SEO?

Yes. Searchmaxxed includes GEO and AEO in its managed search plans, alongside technical SEO and page work. The scope determines production capacity and tracking coverage.

## Where should you start?

Bring your portfolio, project timetable and the enquiries you want more of. We'll work out which pages need rebuilding, which facts are missing and what the implementation requires.
