Aged care SEO helps residents and families find the right facility, understand its care options and enquire directly with the provider. For large operators, that means distinct facility pages, accurate care descriptions, clear fee information and a working path through to the admissions team. Retirement village SEO focuses on housing. US senior living SEO must distinguish assisted living, memory care and skilled nursing, so enquiries reach communities able to discuss the support required. One generic page cannot answer them all.

I'm Brenden House, founder of Searchmaxxed. We do SEO and AI SEO for companies that need the website work built, not left in a recommendations document. This guide is for marketing leaders managing care and retirement portfolios across Australia or the US, where a shared website must represent different services accurately.

In summary

Good aged care SEO connects each search to the right service, then makes the next step easy.

  • Give each facility a useful page. Explain its actual services, admissions process and visiting arrangements rather than copying the corporate brochure across the portfolio.
  • Separate care from retirement living. A vacant apartment does not tell a family whether the care their parent needs is available there.
  • Match fee content to the jurisdiction. Australian residential care, retirement village contracts and US assisted living have different disclosure rules.
  • Measure suitable enquiries and completed tours. More calls are not progress if admissions has to redirect most of them elsewhere.
  • Build for Google and AI answers together. Accessible pages, precise facts and clear service boundaries support both.

What makes aged care SEO different from ordinary local SEO?

Aged care SEO has to match a location with a person's care needs, not simply put the nearest building in front of them. The resident's preferences matter throughout.

A family may be researching after a hospital stay. Someone considering retirement living may be planning a move while remaining independent and making the decision themselves. Referrers need different information again.

Treating everyone as an anxious adult child misses those differences, as does writing every page around amenities while leaving the important care eligibility questions unexplained.

Searchmaxxed's keyword research starts with these distinctions. We compare the searches your pages attract with the services your admissions team can actually discuss at each property, before proposing new pages.

Search categoryWhat the page must establish
Residential aged care, AustraliaCare offered, assessment pathway, accommodation and fees
Retirement village, AustraliaDwelling options, contract costs, services and independence
Assisted living, USDaily support, assessment and what the community provides
Memory care, USActual dementia support, environment and admission criteria
Skilled nursing, USNursing and rehabilitation services, eligibility and payment pathways
Continuing care retirement community, USCare levels on campus and conditions for moving between them

The US National Institute on Aging distinguishes assisted living, nursing homes and continuing care communities. They are not interchangeable labels.

That changes the page map. Searchmaxxed builds around the service a property provides, rather than adding every popular care term to every location page across the group website.

Care searches need pages that answer practical questions before asking someone to book a visit. Some people need an explanation; others need admissions today.

These searches are illustrative. They show how the question changes the information and next step we would build into the website.

Example searchUseful answerRelevant next step
“Residential aged care or retirement village?”Explain care, housing and contract differencesExplore the appropriate service
“Dementia care near Mum”Show locations with relevant supportDiscuss needs with admissions
“Aged care accommodation costs”Explain applicable fees and payment termsReview the home's current information
“Assisted living with respite care”State whether short stays are offeredCheck suitability and availability
“Retirement village exit fees”Explain the village's contract termsObtain the relevant disclosure documents
“Nursing home admissions contact”Identify the team and referral processContact the correct facility

A referrer page deserves particular attention. It should explain whom to contact, what information admissions needs and how to provide that information securely.

No marketing detour required.

Searchmaxxed connects these explanatory pages to the relevant facilities through internal links, so readers can move from understanding the service to finding a suitable home.

What should every facility page include?

A facility page should let someone judge whether a visit or admissions conversation makes sense. Local facts make the difference.

A useful facility page should answer these practical questions before someone contacts admissions:

  • The facility's name, location and admissions contact
  • Care types offered, with important exclusions explained
  • Room or dwelling options and genuine photographs
  • Visiting arrangements, accessibility and transport information
  • Current accommodation or contract information applicable to that facility
  • The people responsible for care or community management
  • The assessment, enquiry and tour process
  • Relevant quality information with its source and date

Then test the page on a phone. Can someone read the care description, call admissions and complete the enquiry form without fighting a gallery or brochure download?

The form needs context too. Carry the selected facility into the enquiry so a family does not explain the same choice again when your team calls back.

For Searchmaxxed, this work includes page copy, layout, title tags, meta descriptions, schema markup and the enquiry path that takes someone to the right team. We build the page as a whole.

When does a care type need its own page?

Create a separate care page when the question needs a substantial answer that the facility overview cannot provide. Dementia support and respite can warrant that detail.

But only where they exist.

A specialist care page can explain the service, link to facilities offering it and state how suitability is assessed. Then add the local differences.

That avoids parallel pages repeating the same answer under slightly different keywords. Our multi-location SEO guide covers the wider architecture; the care-specific issue is keeping each service tied to the correct home.

How do you stop a large portfolio attracting the wrong enquiries?

Match every facility's search content to its care capabilities and current admissions position, so the website reflects what the team can offer today. A room vacancy and a suitable care placement are different facts.

Consider this illustrative portfolio. The labels and scenarios are invented.

FacilityActual offerCurrent positionWebsite action
Home AResidential care with dementia supportAssessing new admissionsExplain suitability and connect to admissions
Village BIndependent retirement livingApartments availableShow homes and contract information
Community CAssisted living and memory careMemory care waitlistDistinguish available services from immediate openings
Centre DSkilled nursing and rehabilitationReferral assessment requiredExplain the referral route

Imagine Village B inheriting a group template that says “dementia care available”. Its apartments may be vacant, but a shared template has now given a family the wrong expectation about the care available at that property.

Fix the claim first.

Next, give every service statement a named operational owner. Admissions confirms availability; the care team confirms capability; finance and legal check the applicable fee wording.

Searchmaxxed uses those verified facts to build the page relationships and enquiry routes, keeping the actual care offering visible when someone moves between facilities. We do not decide whether an individual meets clinical admission criteria.

The same check belongs in acquisitions. An acquired home may retain its name, change its care offering or move onto the group's website under a new URL.

Keep the useful history. Map old pages to the closest relevant replacements, preserve genuine facility information and check the redirects with the new pages before retiring the former site.

Which pricing disclosure rules affect aged care pages?

Fee content must follow the rules for the facility's jurisdiction and service type. An Australian nursing home's accommodation page is not a retirement village disclosure statement.

We build from approved fee information. Your compliance team confirms the legal content and keeps the underlying terms current, while Searchmaxxed makes that information accessible on the relevant facility pages.

Australian residential aged care

The Department of Health, Disability and Ageing says providers must publish the maximum accommodation price for each room or part of a room. That is an accommodation requirement.

It is not the resident's complete bill.

The department also says providers cannot charge above their published room price. Its published-price guidance includes My Aged Care, printed material and the provider's website.

Keep those versions aligned. A correct PDF does not resolve an older room price still displayed on the facility page, particularly when families can reach either version through search.

My Aged Care's fee guidance separates accommodation from daily fees and contributions. It also distinguishes the arrangements applying from 1 November 2025 from protected earlier arrangements.

There is no universal daily figure. Explain which arrangements the content describes, link the official guidance and date the information your team has checked.

Australian retirement villages

Retirement village disclosure depends on state or territory rules, not the residential aged-care accommodation framework. The contract and explanation must agree.

NSW provides a concrete example. Its retirement village operator guidance requires a general inquiry document within 14 days of an initial enquiry.

A disclosure statement must be provided at least 14 days before signing a contract, including financial arrangements for the village and the particular unit.

These are different deadlines.

A webpage summarising entry, ongoing and departure costs can help someone understand the offer before they begin comparing the detailed documents for a particular unit. It does not replace the required documents or delivery process.

US assisted living

For US portfolios, check state requirements and licence type before reusing fee copy across communities. Do not import Australian disclosure wording into US pages.

California's residential care admission-agreement guide separates basic service rates, optional services, payment provisions and refund policies. That is a useful content distinction.

It is not a nationwide website-publication rule.

Searchmaxxed can organise those distinctions into readable pages that explain what is included, what is optional and where the formal agreement gives the detail. Legal interpretation and the admission agreement remain with your qualified advisers.

How should providers handle reviews and quality ratings?

Keep public reviews separate from official quality ratings, and identify the source of each. They answer different questions about a facility.

My Aged Care explains the Australian Star Ratings system for residential aged care homes. Link the relevant home rather than presenting a group-wide score as that facility's rating, and check the date whenever your team reviews the page.

In the US, Medicare Care Compare compares Medicare-certified nursing homes. It should not be presented as an assisted-living rating for every community in your portfolio.

Reviews need care too. Google's review policy prohibits incentives and selectively soliciting positive reviews; requests must not pressure people or prescribe what they should write.

Let families describe their own experience rather than asking them to mention particular care services in a review for a supposed keyword benefit.

Agree on privacy-safe replies. Do not disclose or confirm a resident's care details to win an argument online.

Searchmaxxed's on-site work can make verified credentials, quality sources and approved testimonials easier to find. Clinical claims still need the right expertise behind them.

Our healthcare SEO agency guide covers that broader editorial responsibility. Check whose evidence it is.

What technical SEO work matters across a care portfolio?

Facility pages must be discoverable, readable and usable before more content will help. Searchmaxxed checks the shared templates alongside the individual pages they produce, because a fault in the template can affect homes across the entire portfolio.

A useful technical review covers:

  • Crawlable links to facilities, not just a map search widget
  • Indexing controls and canonical tags that identify the correct page
  • XML sitemaps containing the intended public facility URLs
  • Redirects for renamed homes, acquired sites and retired pages
  • Mobile rendering, image weight and Core Web Vitals
  • Readable headings, form labels, keyboard access and descriptive image text
  • Structured data that matches the visible business and service information

Check the rendered page too. A correct server response is not enough if the browser later replaces the title or hides the admissions content.

For local SEO, compare the website's details with the existing Google Business Profile and official records. The profile owner reviews discrepancies.

Do not casually change a home's name or address to fit a keyword. Search relevance starts with the real facility.

Check where local search visits land. A family looking for a specific home should reach that home, rather than a corporate homepage with another search box.

How do you make care pages useful to AI answers?

Give AI search engines clear, attributable answers about the facility and its services, with enough context to remain accurate when quoted outside the page. Searchmaxxed's AI SEO work connects those facts with the same pages serving Google searches.

Google says AI Overviews and AI Mode need no special optimisation or additional technical requirements. To appear as supporting links in those answers, pages must be indexed and eligible for a search snippet, according to the same Google guidance.

Start there.

Then improve the answers. “We offer compassionate care” tells an engine little about whether the home provides respite, dementia support or independent retirement accommodation.

A useful answer states the service and its limits. For example: “This village provides independent retirement accommodation; residential nursing care is not provided on site”.

That is illustrative wording. Use it only where the operator confirms it is true.

We check what ChatGPT, Gemini, Perplexity and Google's AI answers say about the organisation, then inspect the pages behind inaccurate or missing descriptions. A brand mention alone isn't enough.

The useful question is whether the answer recommends the right facility for the right need, using care information that your operational team recognises as correct. Track that separately from visits and enquiries.

How should you measure aged care SEO results?

Measure suitable enquiries, tours and admissions by facility and care type, alongside search visibility. Group-wide traffic can conceal homes receiving little useful attention.

Start by checking that tracking works.

Our October 2026 tracking finding:

A client's four enquiry types never counted as conversions. Their event names ran 41 to 50 characters; GA4 cuts at 40. The 40-character "career" event counted every time. Nobody had noticed, because the events still showed up.

That is a tracking finding from our own work, not an aged-care case study or a claim about conversion rates in the care sector. It explains why we test real enquiry paths before treating a dashboard as the result.

MeasureWhat it tells the marketing team
Non-brand search clicks by facilityWhether new audiences find individual homes
Suitable enquiriesWhether the search matches services admissions can discuss
Completed toursWhether interest progresses beyond a form submission
Admissions or move-insWhether enquiries become accepted placements
Reasons enquiries do not proceedWhether care fit, capacity or follow-up needs attention
AI answer accuracyWhether engines describe and recommend the right services

Define “suitable” with admissions before reporting it. A recorded phone click is not a conversation, and a tour request is not a completed visit.

Use CRM outcomes where access allows. Keep resident names, diagnoses and enquiry text out of general analytics events; your privacy team should review the measurement design.

Searchmaxxed brings Search Console, GA4 and sales feedback into the work plan, then builds or fixes the pages connected to the clearest missed opportunities.

Frequently asked questions

What is SEO in healthcare?

Healthcare SEO helps people find relevant health services and reliable information through search engines. In aged care, it must also distinguish facilities, care capabilities and admission pathways.

Is retirement village SEO the same as aged care SEO?

No. Retirement village searches need answers about housing, independence, contracts and community services. Residential aged-care searches require different information about care, assessment and accommodation.

Should every facility have a separate website?

Not automatically. Start with distinct facility pages on the group website unless separate brands or operating arrangements justify separate sites. Preserve existing search value when consolidating them.

Does a full facility still need an SEO page?

Yes. Keep its useful information available, explain the current enquiry or waitlist process and offer relevant alternatives where appropriate. Do not imply that a room is immediately available.

How long does aged care SEO take?

The timeline depends on existing rankings, technical faults, competition and how much useful work needs building. Agree milestones after the baseline review.

How much does aged care SEO cost?

The scope depends on the portfolio, markets, website condition and implementation required, including how much technical work the shared templates need before pages can expand. Compare the actual page, technical and measurement work rather than buying a generic content quota.

Can SEO replace the rest of aged care marketing?

No. SEO helps people discover and assess the provider through search. Admissions follow-up, referral relationships and the quality of care still affect whether someone chooses the facility.

Where should your team start?

Start where admissions needs support. Bring the website, care-service inventory and enquiry data to the conversation with Searchmaxxed.

We'll examine the gaps together.

Let's talk pricing.
