SEO agency red flags include hidden link networks, blocked account access, reports without business outcomes, unclear exit terms and content nobody can substantiate. For enterprise buyers, the biggest problem is losing control of the website, data or work you've paid for. Before signing, ask for the proposed changes, measurement definitions, ownership terms and handover arrangements in writing. Then test them. A sales presentation cannot show whether your team can recover an account or deploy the site without the agency.

I'm Brenden House. I run Searchmaxxed, an SEO and AI SEO agency. People pay for outcomes. A busy agency and a growing business aren't necessarily the same thing.

In summary

  • Check the actual searches and business outcomes behind ranking promises, rather than accepting a position without context.
  • Keep control of your domain, website, analytics and content, with a workable handover agreed before signing.
  • Ask where links come from, what content adds and who implements the technical work.
  • Test the report against source data. Impressions and visits need an explanation connecting them to customers or service users.
  • Read renewal, termination and asset-transfer clauses together. Contract length alone tells you little.

Which SEO agency red flags deserve an immediate pause?

Pause when an agency refuses to explain its methods, prevents access to your assets or presents unverifiable work as completed. An unanswered question needs clarification. Repeated refusal to provide the underlying account, document or page is a reason to pause procurement until your team understands what is being withheld.

Use these checks on Searchmaxxed too.

Warning signAsk insteadEvidence to request
Ranking promises with undefined targetsWhich searches, markets, devices and result types count?Agreed query list, baseline and measurement method
Undisclosed private link networksWho owns these sites, and why would our customers read them?Placement examples, ownership disclosure and link attributes
Website or account ownership withheldCan our team operate this without you?Admin access, ownership terms and deployment instructions
Reports celebrate visits but ignore outcomesWhich enquiries became relevant sales opportunities?Source reports and agreed CRM definitions
Contract obligations change during the sales processWhich document governs scope, renewal and exit?Final agreement and service schedule
AI content has no source materialWhat does this page add that isn't already published?Brief, primary sources and reviewed draft
Technical audits never become fixesWho implements each accepted recommendation?Named delivery owner and acceptance criteria
Senior specialists disappear after the pitchWho answers technical and strategic questions?Delivery roles and agreed communication arrangements

These are warning signs, not findings of fraud. Record what happened. Separate a missing document, poor delivery and deliberate deception before deciding how to respond.

What should you check behind an SEO ranking promise?

Check what the ranking represents and how the agency intends to achieve it. Targets need definitions. A position for your brand name answers a different question from a position for software your buyers are comparing.

Consider a B2B SaaS company selling procurement software into Australia and the US. This is an illustrative example, not a client result.

A report might celebrate rankings for the company's name while purchase-intent searches still lead to competing products. Ask for separate views. Include the country, query, landing page and whether the result is organic, paid or an AI answer.

Also check the baseline. A screenshot without a date or search context leaves too much room for interpretation, especially when the sales team measures something different from delivery.

Ask: “Show us the agreed searches, their relevance to our product and the source used to measure progress.”

Claims of privileged Google access deserve particular scrutiny. Google's hiring guidance rejects claims of a special relationship or priority submission. Advertising doesn't buy organic placement either.

Searchmaxxed includes competitor benchmarking and monthly reporting in its managed work. For your scope, agree the target markets and search categories before treating any ranking chart as progress.

Ask to see where the links will come from and how placements are obtained. Secrecy is the warning. “Our network” needs an explanation before your business becomes part of it.

A private blog network, or PBN, is a group of controlled sites used to place links intended to influence another site's rankings. Check the actual pages. A spreadsheet of domain scores won't show whether those pages have a relevant audience or credible editorial content.

For a manufacturer, a relevant engineering publication and an unrelated blog selling links are different propositions. Ask about ownership, payment, editorial review and removal terms.

Google's link-spam policy names purchased ranking links, excessive exchanges and automated link creation. It distinguishes advertising and sponsorship. Paid links should carry rel="sponsored" or rel="nofollow", according to the policy.

That distinction matters. Paying for PR work isn't the same transaction as buying an undisclosed link whose purpose is to pass ranking credit to your website.

Searchmaxxed's Agentic Search Engineering plan includes digital PR and qualified link campaigns. Apply the same questions. Agree the proposed methods, approval boundaries and placement reporting rather than treating a package inclusion as proof of link quality.

Who should own your website, accounts and SEO content?

Your organisation should retain the rights and access needed to operate the assets it commissions. Put that in writing. Possessing a login doesn't necessarily mean you control ownership, billing or recovery.

Check operational control alongside intellectual property. Some software, fonts and stock images have separate licences, so ask what transfers and what needs replacing when the relationship ends.

Here is a useful procurement test: ask your engineering lead to explain how the site would run if the agency became unavailable. No dramatic rehearsal required. Trace the repository, hosting, domain and recovery accounts, then mark every step that depends on an undocumented agency credential or non-transferable service.

Searchmaxxed's managed packages state that the site, repository, content and data belong to the client from day one. Check the implementation too. Ownership on paper should correspond to access your organisation can use.

How can you tell whether SEO reporting reflects real progress?

SEO reporting should connect relevant searches to useful visits and the outcomes your organisation values. Start with definitions. A form event, qualified enquiry and closed contract are different things.

Vanity reporting presents a favourable number without explaining whether it matters to the business. Impressions aren't inherently vanity metrics. They become misleading when presented as customer growth without showing what happened next.

For B2B SaaS, follow product and comparison pages through to relevant demos and sales opportunities. Separate existing customers and job applicants. For a manufacturer, examine product enquiries and distributor requests rather than combining every form into a single “lead” total.

Public-sector teams need different outcomes. Agree which service applications, completed transactions or information tasks matter rather than borrowing a commercial revenue target that doesn't fit the organisation's purpose.

This happened in October 2026. A conversion-reporting review found a mismatch between the enquiries appearing in analytics and those actually being counted as conversions in the same account:

> A client's four enquiry types never counted as conversions. Their event names ran 41 to 50 characters; GA4 cuts at 40. The 40-character "career" event counted every time. Nobody had noticed, because the events still showed up.

Source: Searchmaxxed client measurement review, October 2026, published anonymously with permission.

The lesson is practical. Ask someone to submit a test enquiry, follow it into analytics and the CRM, and explain where the report records that completed action.

Searchmaxxed includes Search Console and GA4 setup checks in managed delivery. For an enterprise engagement, agree the CRM connection, attribution definitions and reporting scope explicitly rather than assuming every system already talks to every other system.

Ask: “Can you reproduce this report from the source accounts and show which events count as a useful enquiry?”

Which contract terms create an SEO ownership or exit trap?

An exit trap exists when leaving prevents your organisation from using assets it expected to keep, or triggers obligations nobody explained. Read the clauses together. A proposal can describe client ownership while its hosting schedule makes transfer dependent on services that nobody has agreed to maintain after the engagement ends.

A 12-month agreement can support planned work. What matters is whether scope, review points, renewal, notice and handover are clear before anyone signs, including what happens when delivery falls short.

Have procurement or legal review:

  • Deliverables, exclusions and implementation responsibilities.
  • Acceptance criteria and the process for correcting deficient work.
  • Renewal dates, notice requirements and termination rights.
  • Outstanding charges, transfer support and licence dependencies.
  • Content, code, data and account rights after termination.
  • Confidentiality, subcontractors and approved uses of company information.

Searchmaxxed offers monthly, six-month and 12-month terms, agreed on the call. Don't infer the remaining clauses. Ask for the agreement covering your scope and resolve any difference between the proposal and contract before signing.

For a formal procurement process, use the SEO RFP template. It covers the wider supplier questions. This article's job is to identify the warning signs hiding inside the answers.

Is AI-generated content a sign of a bad SEO agency?

AI use alone isn't a warning sign; unsupported, repetitive content is. Read the work. A fluent article can still invent a product capability or answer a question your customers never ask.

Google's scaled-content policy addresses large amounts of unoriginal content made to manipulate rankings without helping users. The method doesn't excuse it. The policy applies regardless of how the content is created.

For an enterprise software page, ask where integration claims, security statements and implementation details came from. Your product documentation should survive that check. For manufacturing content, confirm material specifications and standards with the people responsible for the product rather than trusting a polished paragraph.

Ask to review a proposed page against its sources before agreeing to a large production scope. Include data handling. Confidential customer information shouldn't enter an unapproved AI tool simply because the agency uses it to draft copy.

Searchmaxxed uses AI-assisted research and production alongside SEO and AI search work. Its Growth System includes 30 page releases monthly; Agentic Search Engineering includes 50. Releases mean approved new pages or substantial rebuilds. Technical SEO, schema and internal-link work don't reduce that page commitment.

Volume is a capacity commitment. Each page still needs a distinct purpose, accurate source material and something useful your company can say that a generic summary cannot.

What if the agency sells audits but never changes the site?

Check whether implementation belongs to the agency or your internal team. Either model can work. Problems start when everyone assumes somebody else will make the changes.

An audit is a diagnosis. It doesn't repair a broken canonical tag, unblock crawling or preserve redirects during a migration until someone changes the website and checks the result.

Ask the delivery team to take a proposed technical fix through the actual release process. Who writes it? Who tests it, approves it and checks the live page against the acceptance criteria once your engineering team has released the change?

Searchmaxxed includes implementation in managed packages, and its technical SEO service covers crawling, indexing, site structure and rendering. For enterprise systems, confirm permissions and release responsibilities during scoping. Dedicated engineering and custom reporting can sit within Custom & Enterprise.

Name the people involved too. A senior salesperson's expertise won't help your engineers if the people handling delivery can't explain a recommendation or escalate a problem when something breaks.

How should you respond if you already see these warning signs?

Preserve the evidence and secure continuity before changing access or terminating the engagement. Avoid a rushed handover. You need the site, tracking and essential services to keep working while the dispute or transition is resolved.

  1. Save the signed agreement, proposal, invoices, reports and relevant messages.
  2. Confirm current administrators, recovery contacts and service dependencies with your IT team.
  3. Record each disputed claim beside the source data or missing deliverable.
  4. Ask the agency for a written explanation and an agreed correction plan.
  5. Have procurement or legal apply the contract, including notice and transfer requirements.
  6. Plan replacement access and delivery before removing the outgoing provider's permissions.

Don't delete pages or cancel hosting in frustration. First understand the dependencies. A supplier dispute shouldn't turn into an avoidable outage for the organisation's customers, staff or service users who still need the website.

Searchmaxxed's AI SEO Audit can help identify search and website problems before you choose an implementation scope. It isn't a legal assessment. Use your legal team for allegations of deception, payment disputes and contractual remedies.

Is Searchmaxxed right for your enterprise team?

Searchmaxxed fits companies that want SEO, technical implementation and AI search work delivered together, with client-owned assets and direct access to the delivery team. We work towards enquiries and revenue. Your scope should explain which pages, fixes and reporting will support that aim.

Choose the scope around your workload. The Searchmaxxed plans distinguish Growth System, Agentic Search Engineering and Custom & Enterprise, with larger scopes covering multiple markets, research, engineering and reporting.

Searchmaxxed is a good fit ifLook elsewhere if
You want implementation, not just recommendationsYou only want recommendations and will implement everything yourselves
You want client-owned assets and direct access to the teamYou need certifications or contract terms confirmed before scoping
You want SEO and AI answers handled by one teamYou need search to fill this quarter's pipeline on its own
You want to own your site, repository, content and dataYou want strategy advice with no changes to your site

We aren't the right fit for every brief. If your team only wants recommendations while retaining all implementation, specify that requirement before considering a managed package built around delivery.

Public-sector procurement needs its own checks. Agree security, accessibility, data handling and approval requirements before commissioning work; don't infer a certification or contractual commitment from an enterprise service label.

For the broader selection decision, read how to choose an SEO agency. That is the next comparison. Look at the proposed work, relevant experience and business fit once your team has resolved the warning signs that would stop procurement from proceeding.

Frequently asked questions

How do you tell if your SEO is working?

Check relevant search visibility alongside useful enquiries, sales opportunities or completed service tasks. Use consistent definitions. Test the tracking before interpreting a change as business growth, and separate brand searches from searches for the products or services you sell.

Is a 12-month SEO contract a red flag?

Not by itself. Review the scope, progress reviews, renewal, notice and exit clauses together, then confirm what your organisation keeps and how handover works after the agreed term.

Should an SEO agency own your domain?

Your organisation should control its domain registration and recovery. An agency can manage it. Before delegating access, agree the permissions and verify that authorised staff can renew the domain and regain control without depending on the agency.

Is a Google relationship proof of SEO quality?

No special relationship buys organic placement. Google's hiring guidance rejects priority-submission claims. Assess the proposed work, relevant experience and evidence instead of treating a badge or sales claim as proof of influence over search results.

Are SEO agencies using AI a problem?

AI use isn't the problem. Check factual accuracy, source material, confidentiality and whether each page answers a real customer question rather than repeating content already available elsewhere on the web.

What should an AI SEO agency actually change?

An AI SEO agency should explain the pages, technical fixes, source material and measurement included in its scope. Ask for specifics. Google says AI Overviews and AI Mode require no special optimisation beyond existing SEO foundations in its AI-feature guidance.

Does a disappointing SEO result prove a scam?

No. A disappointing result can reflect poor execution, unsuitable scope, tracking faults or changing competition. Preserve evidence and investigate. Claims of deception need facts, and contract disputes belong with your procurement or legal advisers.
